The obvious problem with this model is that you will not be knocking down the principal of this low no time soon and is unlikely that you will ever pay of this loan. In addition, the amount of interest you will be paying  over this 40 year refinance will be tremendous. This is something that most people don’t consider at all and it may be a big shock if you ever did the research figure out what you are actually paying in interest.

However, the upside of this 40 year loan is the fact that your loan payments will be much more affordable. And after many people have been rocked by the decline of the real estate market over the past 24 months, it is not difficult to see why this option might be on the table for some people.
