Business Systems for Real Estate Investors
When it comes to Business systems for real estate investors in today’s world of technology a savvy investor has many choices. But to make sure all basis are covered we have to mix old techniques with new techniques. This is a method I like to call offline to online and online to offline. With this strategy the investor will make sure that no projects, clients or customers fall through the cracks. These are not the only systems available to investors but for the interest of time let’s take a look at a few offline systems that have been around for years and are pretty basic for most people.
Offline:
- Real Estate Agents
- Real Estate Attorney
- Mortgage Brokers
Real Estate Seminars / Real Estate Clubs
Of course the first step in any system is to have more leads than you have time (what are leads?) in our case leads are property. An investor should have a good realtor who can give them access to the thousands of properties that are available in the area of their choice. This person must be someone who understands you and the condition of the real estate market. This person will be a part of your team that you will keep around for a long time. Speaking of team don’t forget to include a real estate attorney this is the person who will keep you out of trouble. I recently spoke to an investor who developed two pieces of real estate in the south suburbs. The problem that came up was there are back taxes owed on the land that the properties were built on. Now they have to come out of their pocket with an added expense that was not budgeted for. Had they had a real estate attorney on their team this issue would have been dealt with long before any construction had begun. We all know that investors need financing for their properties this can come in the form of the traditional mortgage broker, from partners, or maybe hard money lending. Hard money is harder to acquire these day but not impossible. Lastly for offline, investors should actively seek out seminars and clubs. These provide not only information on different topics but more importantly the contacts that you meet there could be priceless.
Online Systems for Real Estate Investors
Now let’s think outside the box and talk about online systems for real estate investors. There are many online services that will help in the acquisition of real estate such as Realty Trac, US Landco, and Foreclosure.com just to name a few. These service are good for the active investor who wants be aggressive in their purchase and stay ahead of what is going on in their market. Another tool that few investors are taking advantage of is websites and blogs. A new age investor should harness the power of the internet by building a website and having a blog where they can talk about their project or a particular interest in real estate. If this is done correctly and methodically it will generate leads and contacts that the investor would not have gotten anywhere else. Finally there communication and accountability is important an investor can be more productive by using tools such as :
- Contact Management
- Web Meeting Services
- Marketing Systems
- Personal Development
By web meeting services I am talking about using a service that will allow you to be at your home or office and have an online meeting with up to 1,000 participants. This will allow the investor to leverage the most valuable asset that he or she has which is time.
With a decent contact management system it will allow the investor to follow up and track all actions of current and future prospects, save time and increase efficiency by using drip campaigns and auto responders.
Having a marketing system to teach you how to keep in touch with your warm market as well as increasing sales outside of your market. The end result will be more leads and more sales.
Personal Development is Important
Last but not least everyone weather investor or not should be involved in some sort of personal development to help you stay motivated and achieve your goals in life. With all the negative information out there a good dose of personal development is necessary on a daily basis. I happen to subscribe to a service that allows me to have all of these features and it is called Bizpack. Anyway these are just a few of the systems that an investor can use in their real estate business there are many more and many ways that these strategies can be implemented but we will save that for a later article.
