Commercial real estate investing is the big leagues of our business. This is like the NFL of real estate. All the major players, talent, and big money are involved on this level. When most people think of investing in real estate they don’t even consider the option of getting into commercial real estate, but it doesn’t have to be as frightening as you might think. In fact, in some ways you actually have more control and protection from risk in this market as opposed to residential.
Graduating from Residential Real Estate to the Big Leagues
It’s true most people start their real estate investing career as a residential investor, but they all dream of moving up. Graduating to the big leagues is something every young pop warner football player dreams of. Running in the wide open fields dreaming of playing for their favorite time. This is the same with with real estate investors that dream of turning the single family flips into Michigan Avenue developments.
This dream might be closer than you think. One thing most people don’t realize is that anything over 5 units is considered commercial property. So if you are landlording and pick up a 6 unit on the cities southside, then you are now officially a commercial real estate investor. True, there are more levels to commercial real estate investing and this is just the door step, but it is a step up from residential and will get you in the conversation.
Are you considering the challenge?
Your moment is coming if you are ready. Just be sure to adhere to the same rules that you follow in your real estate investing. Keep your nose in a book, head in a seminar and foot in some networking opportunity. The time for you to grow and graduate into the big leagues of real estate investing is near. Go for it!
