Home Improvements That Add Value - Improvements to your home can bring value and add a great benefit to your property. However, in this environment, I don’t want you to get too excited making improvements and expecting large gains in your property value.

Those real estate investing, considering selling their home, or looking to refinance might be in the market to add a few home improvement projects to your property. Let’s talk about a few ideas that are annually a good idea to add value to your property.

First of all, value doesn’t just mean how much a home or property is worth. How many dollars someone is willing to pay for it is not the only type of value that matters. There is value in adding an extra amenity to your rental property, adding a second bath in the house for sellers because this is expected in the market place, or even painting because the spouse has wanted you to do it for a long time.

There is value in each one of these activities despite the fact they may not raise the property value of the home. The market is declining even though we don’t like to admit it. Therefore, the impact of home improvement projects just isn’t there in this falling market.

However, this doesn’t mean you should make improvement to your property to make it more competitive in the marketplace. You are adding value, but it just may not be the type of value you are expecting to see.

Here are my suggestions on adding value to a property this year if you feel it is absolutely necessary.

Curb Appeal - There is nothing like pulling up to a home and it looks good. Immediately, a persons perception of the place just changes at that moment. Keeping your lawn freshly cut, edged, trimmed and green is a great first step. Shape your bushes and keep the trees in order. Flowers add great impact as well, but make sure your siding and brings are clean, fresh and well painted. It really adds the pop you are looking for.

Painting - Painting the interior or the exterior of your home is a great way to give it a more modern and upgraded look without spending a lot of money. Sure painting cost money and/or time, but it is well worth it.

Renters will be appreciative of the freshly painted property as well as potential buyers. Even the appraiser can be positively influenced by a fresh coat of paint.
