How to Rent Out Property – Own property is great, but having to rent it out can be a problem sometimes. If you are into real estate investing, this may not be such a bit issue for you, but it can be challenging which is why discovering how to rent out your property can be very useful.

Today, we are going to discuss some ideas to help you rent out your property. You may be a real estate investor or a homeowner with two mortgages. Either way, you need to get someone into your property, paying the rent, covering your mortgage and hopefully making a little cash flow at the tend of the month.

Renting out a property doesn’t have to be as daunting of a task as you may think if you are willing to do the work on the front end, have some reserve case available, and willing to be patient. Frankly, there are a lot of homes in the rental market, so it may take a little longer for you to get your property rented, but there are also plenty of people out there looking to rent as well.

#1 Presentable Property – The first thing you must be concerned with is making your property presentable. It has to be functional, clean, and in move in condition. If your property is not, then you need to make sure you roll up your sleeves and call in the professionals to make it right. No one will rent a property they cannot move into without some basic cleaning and sanitizing.

#2 Curb Appeal – This could go into the presentable property section, but I wanted to separate it. You have to make sure your curb appeal is appealing. There is no sense in getting people to your property if they are going to be instantly turned off before even going inside. Be smart and invest a few hundred into making the exterior inviting.

#3 Will You Accept Section 8? – This may be called something else in your area, but the general idea is people on aid from the State. Meaning, the State will ultimately pay you for allowing this family to move into your property. They are typically lower income families, but the major benefit is you don’t have to deal with arguing for the rent check each month. The State will send it promptly to your mail box.

#4 Rental Agreement – You want to ensure you have a suitable rental agreement that covers your assets properly. My advice would be to go to a real estate attorney and have them draw you up something special. This may cost you a few hundred dollars, but could save you thousands because you never know what will happen with tenants.

#5 Advertise, Advertise, Advertise - You have to make sure you are promoting your property if you ever expect to get it rented. There are services you can hire to advertise for you. They may charge you the first month rent price or some other arrangement, but it could be worth it if they are able to bring you a tenant.

In addition, you can advertise in the newspaper, radio, Internet, hire a Realtor, and word of mouth. Be sure to make everyone you know aware of your intentions of renting out a home. If they know someone that may be interested, then please pass along your information. Social media is a great place for this and it just may find you your renter.

No matter which route you take or how your process goes, you have to stay positive and keep working at getting the property rented. There is someone out there interested in your property, you just have to keep searching until the two of you meet. - How to Rent Out Property

      Good point. Thanks for taking the time and adding to the list. I don’t k now how Craigs List slipped my mind. The wild part about is that is how I found my first renter for a property.
